Crawl Space Vapor Barrier Installation in Richmond, VA

A reinforced liner sealed across the floor and up the foundation walls — the foundation of every encapsulation system.

What a Vapor Barrier Actually Does

Underneath a typical unsealed crawl space, bare dirt is in constant contact with the air inside — and that dirt is always releasing moisture, even when the ground outside looks dry. A vapor barrier is a heavy-duty polyethylene liner installed across the entire floor and sealed up the foundation walls, physically separating that ground moisture from the air in your crawl space.

On its own, a vapor barrier stops the single largest source of crawl space humidity: the ground itself. It's usually paired with vent sealing and, in Richmond's climate, a dehumidifier — but the barrier is the piece that has to go in first and go in right.

What's Included

  • 12–20 mil reinforced polyethylene barrier (thickness matched to your crawl space's condition and traffic)
  • Full floor coverage with seams overlapped and taped, not just draped
  • Barrier extended up the foundation walls and mechanically fastened, not left loose
  • Sealing around piers, ductwork, and plumbing penetrations

A Note on Thickness

Cheaper 6-mil barriers tear easily and rarely last. Most reputable installations use at least 12-mil material, with 20-mil reinforced barrier recommended for crawl spaces that get foot traffic for storage or utility access — it costs a bit more up front but resists punctures for decades instead of years.

Questions

Vapor Barrier FAQ

You can, and some homeowners do for very small, easy-access crawl spaces. The parts that usually go wrong on DIY jobs are seam sealing, wall termination, and working around piers and ductwork — gaps in any of those defeat the purpose. A professional installation also typically comes with a workmanship warranty.

Often it helps significantly, but not always completely on its own — especially if humid outside air is still getting in through open vents. Most Richmond crawl spaces need vent sealing alongside the barrier, and many benefit from a dehumidifier too.

A quality reinforced barrier, properly installed and undisturbed, typically lasts 15–25+ years. The barrier itself rarely fails first — punctures from foot traffic or pests are the more common cause of problems.
